Not all commercial spaces are created equal. Before specifying any product, the first step is an honest traffic analysis. The Resilient Floor Covering Institute (RFCI) publishes classification standards that most major manufacturers align their commercial product warranties to:
Light commercial: Private offices, executive suites, conference rooms (fewer than 300 occupants/day)
Medium commercial: Retail stores, lobbies, open-plan offices (300–1,000 occupants/day)
Heavy commercial: Schools, hospitals, manufacturing floors, high-volume retail (1,000+ occupants/day)
Each classification demands a different product category. Specifying a light-commercial product in a heavy-use space is one of the most common — and expensive — mistakes we see on commercial job sites.
The Top-Performing Product Categories
Luxury Vinyl Plank (LVP) and Tile (LVT)
LVP and LVT are the current workhorses of commercial flooring. A 20-mil wear layer handles heavy foot traffic, rolling loads, and furniture without significant wear. They're waterproof, comfortable underfoot, and available in hundreds of realistic wood and stone visuals. According to the Floor Covering Institute, LVT market share in commercial applications has grown over 30% in the past decade — a reflection of how well the category performs.
For most medium-to-heavy commercial applications — multifamily corridors, retail floors, office common areas — a 6mm+ commercial-grade LVP with a 20-mil wear layer is our most frequently recommended specification.
Polished Concrete
For industrial settings, warehouses, and modern retail concepts, sealed and polished concrete offers unmatched durability and a very low total cost of ownership. The tradeoff: it's hard underfoot and acoustically harsh, making it less suitable for spaces where employees stand for extended periods.
Commercial Carpet Tile
Pattern-back carpet tiles are ideal for private offices, call centers, and hospitality spaces where acoustics and comfort matter. Leading manufacturers like Interface have pioneered modular carpet systems designed for heavy commercial use. The modular format means damaged sections can be swapped without pulling the entire floor — a significant maintenance advantage in occupied commercial buildings.
Porcelain Tile
The most durable option in the category, porcelain tile is the right call for restrooms, food service areas, and building entries where moisture is constant. The Tile Council of North America (TCNA) provides detailed installation standards for commercial tile applications. Pair porcelain with epoxy grout for a near-maintenance-free installation.
The Five Factors That Actually Matter
Wear layer thickness: For commercial applications, 20 mil minimum. 28 mil for heavy traffic.
Installation method: Glue-down installations are more stable under rolling loads than floating floors.
Subfloor condition: Even the best product fails on a bad subfloor. Moisture testing and leveling are non-negotiable.
Manufacturer warranty: A 10-year commercial warranty from a reputable brand is a baseline requirement.
Lead time: For large projects, check product availability 8–12 weeks before your install date.
